01 / Get your bearings

A lake-centered corner
of the Katy area.

Grayson Lakes puts water and green space at the center of the neighborhood experience.

Katy Area EDC describes four lakes and 30 acres of green space. The community sits south of I-10, around Katy Flewellen Road and Gaston Road. A Katy mailing address is a starting point; confirm a property's actual jurisdiction and taxing entities separately.

Use Grayson Lakes and Country Lakes at Grayson Lakes as search terms when reviewing property records and listings. Confirm the recorded subdivision, section and association for each home. Nearby Grayson Woods is a separate name to check carefully.

The home matters as much as the setting.

Begin with resale choices: compare the layout, lot orientation, renovation quality and maintenance history of each property. The neighborhood’s early-2000s origins make roof age, HVAC replacement, drainage and original versus updated systems useful inspection questions.

Ask Katie for current availability and comparable sales for the exact property type. A broad Katy median is not a valuation of a Grayson Lakes lakefront home.

Use these questions during tours. They are comparison prompts, not promises about any listing.

03 / Life around the lakes

Understand the access.
Then plan the routine.

Community facilities

The resident site provides clubhouse rental information, court reservations and pool announcements. Crest handles pool access requests and exterior modification inquiries.

Confirm access eligibility, guest rules, deposits and operating hours with the association. Check current lake-use rules before assuming fishing, boating or dock rights.

Read resident information ↗

Routes & errands

Test the drive from the home to I-10 and your actual destination. Compare weekday departure and return times, school traffic, toll preferences and alternate routes.

Try a normal errand loop around the Katy Mills and I-10 area. Include groceries, appointments and the places you personally use; this guide does not promise commute times.

Schools by address

Check Katy ISD’s official address tool for the elementary, junior high and high school serving your intended home and enrollment year.

Save the result and confirm pending boundary changes with the district. Listing descriptions and neighborhood-wide school lists can be outdated.

Find the assigned schools ↗

04 / Before you make an offer

Build the full ownership picture.

HOA & restrictions

Request current dues, special assessments, transfer and resale charges, governing documents, architectural rules and any open violations. Crest’s public table did not provide a verified current assessment amount, so no blanket fee is quoted here.

Contact the association manager ↗

Taxes & utilities

Look up the parcel with FBCAD and review all taxing entities and current bills. Do not carry a seller’s exemptions into your own estimate automatically. The resident site links to MUD 130 information; verify the home’s utility service, district taxes and any other assessments.

Research the property record ↗

Flood & condition

Review FEMA mapping, seller disclosures, past water intrusion, drainage and available elevation documents. Obtain homeowners and flood insurance quotes before committing. Order inspections appropriate to the home, including a pool or lake-edge improvements when present.

Questions buyers ask.

Where is Grayson Lakes?

Grayson Lakes is in the Katy 77494 area of Fort Bend County, south of I-10 around the Katy Flewellen Road and Gaston Road area. Use the specific property address when checking jurisdiction, taxes and route choices.

Which schools serve a Grayson Lakes address?

Use Katy ISD’s Find My School tool for the exact address and intended enrollment year. A neighborhood name or a nearby campus does not establish an assignment. Recheck with the district before making a purchase decision.

How much are the HOA fees?

Request the current assessment schedule and resale documents for the specific lot from Crest Management. Confirm regular dues, special assessments, transfer charges and any lot-related differences. This guide does not publish an unverified community-wide fee.

Can I use the lakes, pool and clubhouse?

Community sources identify pool access, clubhouse rental and court reservations. Ask the association for current resident eligibility, guest policies, fees, schedules and lake-use rules. A lake view does not establish a right to install a dock, fish or launch a boat.

Is a lakefront home outside the floodplain?

Lake frontage alone does not establish flood risk. Check FEMA mapping for the address, seller disclosures, drainage conditions, available elevation information and insurance quotes. Being outside a mapped high-risk zone does not mean no flood risk.

How do I choose a real estate agent for Grayson Lakes?

Ask how the agent will compare lakefront and interior sales, verify HOA restrictions, coordinate inspections, check school assignments and explain the total ownership budget. Discuss representation terms, communication and availability before starting tours.
